Answering buyer calls while you are at a showing
For real-estate agents and small brokerages: what a buyer calling about a listing needs, what an assistant must never say, and how to hand the lead to the right agent.
Buyers call about a sign or a listing at the moment they see it, which is often when you are showing another house or sitting at a closing. The call that goes to voicemail is frequently the one that becomes someone else’s client.
What a buyer calling about a listing wants to know
- Is it still available, and what is the price?
- When can I see it?
- Who is the agent, and when will they call me?
What must stay with a licensed agent
- Any opinion on price or value, including "what would my house sell for."
- Negotiation and anything about offers.
- Contract questions.
A voicemail for showings
Hi, you have reached [agent] with [brokerage]. I am with clients right now. If you are calling about a listing, leave the address, your name and number, and when you would like to see it, and I will call you back within [time]. You can also see showing times at [website].
Where an AI assistant fits
An assistant can answer only from your listings (price, status, showing times), take down what the buyer wants, and send a short brief to the right agent. It never gives a price opinion, and a seller asking for a valuation gets a written market analysis from your agent instead.
